SCOPE OF WORK

The scope of work involved removing the existing light commercial/residential equipment and replacing it with heavy-commercial rooftop equipment that was better suited for the

application. At the same time, the original airflow control devices in the second- and third-floor training facility were retrofitted with electronically actuated air dampers that allow zone control, a significant improvement over the previous system. In addition, Trimech replaced five air-handling units on the first floor. The new vertically configured units improved the appearance of the system while also permitting for easier maintenance.

 

Finally, an overall advantage of these new systems is improved indoor air quality in both the training and living areas. Upon completion of the installation, the company commissioned, started, tested, and balanced all equipment in compliance with National Environmental Balancing Bureau (NEBB) standards.

 

Throughout the project, Trimech had to ensure that the systems were properly engineered and constructed for use by those with visual and other physical challenges. This meant, for example, installing “talking thermostats,” which are tailored for this kind of application. In addition, construction within the facility's training area had to be performed during occupancy. Finally, Phase I, which included zone control of individual dormitory rooms, had to be finished by the time students arrived in June, a three-month period from authorization to completion.

 

BACKGROUND

The NJFFB promotes the well-being of the blind in the State of New Jersey; provides rehabilitation services; and stimulates and encourages social, economic and recreational development to foster independence. The organization offers a diverse program, including Braille, cane travel, typing, script writing, computer literacy and navigation skills, telephone dialing, money folding, cooking, laundry skills, personal grooming, nutrition and health, music appreciation, and arts and crafts.

 

OBJECTIVES

To renovate a three-story training facility and a two-story housing wing and for the visually impaired with a more effective and efficient HVAC system.

 

SOLUTIONS

Trimech provided a design/build solution that effectively met the

client's objectives within tight deadlines and a limited budget. The design/build approach also enabled the client to complete a complex project without spending undue time and resources

managing multiple vendors.
